SCOPE
The project will be conducted in 2 phases. Phase I - Early Package, includes demolition of the building located at 513 South Main Street and removing utilities in the vacated alley. Phase II includes the construction of the buildings and plaza. Phase II includes the development and construction of buildings and 1 plaza located on 2.5 acres of land. Phase II approach consists of Option A - Building 1 is a 5 story building with a basement, with approximately 150,000 square foot of office building with basement parking. Building 2 is a 4 story shelled office building with basement parking. The site also includes approximately 70,000 square foot plaza which includes vacating Clark Avenue between Main Street and 1st Street. Based on budgetary appropriation constraints the additional options of B, C, and/or other options will be considered and determined through the design phase, see the Attachment Tab Conceptual Design for additional details. Option B – Is only Building 1, a 5 story building with a basement, with approximately 150,000 square foot of office building with basement parking and approximately 70,000 square foot plaza which includes vacating Clark Avenue between Main Street and 1st Street. Option C - Is only Building 1, a 5 story building with a ½ basement parking, with approximately 130,000 square foot of office building and approximately 70,000 square foot plaza which includes vacating Clark Avenue between Main Street and 1st Street..
