SCOPE
The District intends to construct a new PreK-6 elementary school on an undeveloped 12-acre site in a rapidly developing master planned community near Empire and Gary Roads in Queen Creek, Arizona. The school will accommodate approximately 750 students and will open July 2021. Estimated building size is 70,000 square feet with 30 classrooms including 8 flex rooms with restrooms, 2 makerspace classrooms as well as a media center and multipurpose room. The project construction budget including any offsite improvements (excluding soft costs) is approximately $13.5 million. Soft costs generally include architect fees, sub consultant fees, utility service design and connection fees, furniture, fixtures and equipment as well as technology and access controls. Structured cabling for audio visual, technology, and access controls are considered part of the construction budget not soft costs. Soft costs are expected to be approximately 16 to 22 percent of the total project cost. jstewart@qcusd.org
