SCOPE
The park encompasses approximately 3.8 total acres of land. There are two phases in the Alamar Beacon Park approved plans, as shown in Exhibit 1B – “Beacon Park Site Plan”. The community pool, restrooms, shade trellis, equipment, storage and event lawn are part of Phase 1A and will not be part of this Bid. Successful Bidder will be awarded Work included in Phase 1B. Phase 1B public park improvements include a multi-purpose lawn area that makes up the majority of the park area. The lawn will be big enough for informal sports activities as well as passive and informal uses. The lawn area has also been strategically designed for water detention to promote Low Impact Development (LID) which is supported by both the City of Avondale and by Brookfield (the Master Developer). The park can be accessed by the conveniently located parking lot on the west end or by the adjacent sidewalks and pathway crosswalk connecting the adjacent neighborhoods across Broadway Road. Phase 1B Improvements also include an outdoor basketball court strategically incorporated into the footprint of the parking lot. The playground will have a variety of play equipment to accommodate a range of age groups. A shade shelter, benches, picnic tables, outdoor barbeque and park sign will also be incorporated. Phase 1B Improvements included in the Alamar Beacon Public Park Improvement Plans are subject of a District Development, Financing Participation and Intergovernmental Agreement for the Lakin Community Facilities District (CFD). kim.duffy@brookfieldpropertiesdevelopment.com
